Typical Ranges
National 2026 surveys put the average foundation repair at about $5,000, with most projects between about $2,200 and $8,100. Jobs that need many piers, interior piers or engineering can cost much more. These are national figures; only an on-site inspection gives a real number for your home.
What Changes the Price
- Number of piers: the biggest factor on most slab jobs. National per-pier prices run roughly $1,000 to $3,000+ installed.
- Pier type and depth: pressed concrete pilings usually cost less per pier than steel push piers or drilled piers.
- Interior access: piers under the middle of a house mean breaking flooring or tunneling.
- Pier-and-beam work: re-shimming is usually cheaper than replacing rotted beams or sill plates.
- Engineering and permits: some cities or lenders want an engineer's report.
- Drainage and plumbing: gutters, grading, French drains or a plumbing leak repair may be part of the fix.
Comparing Quotes
- Get the scope in writing: pier count, locations, type and target depth.
- Ask for the elevation readings before and after.
- Read the warranty: what it covers, whether it transfers to a buyer, and any fees.
- Check what's excluded, like landscaping, flooring, drywall or plumbing repairs.
- Be wary of a quote that only covers lifting without addressing drainage.
Saving Money Without Cutting Corners
Fixing drainage early and keeping soil moisture steady can slow movement. For a large job or a home sale, an independent structural engineer's report can confirm the scope before you pay for repairs.
